Service fees as a host

Wondering how service fees work for you as a host, what the Premium Pass changes, or how the 100% covered option works? You've come to the right place: we'll explain everything with concrete examples.
How are service fees distributed?
By default, service fees are shared between you and your tenant:
- You, as the host: 3% of the rent (minimum €3 per payment)
- Your tenant: 12% of the rent (minimum €8)
These fees are automatically deducted from payments: you don't have to do anything.
The "I will cover the service fees" option
You can choose to cover the entire service fee yourself. In this case, your tenant pays no service fees and you pay the total, which is 15% of the rent (the same overall rate as the standard distribution).
The advantage? Your listing shows an all-inclusive price with no added fees for the tenant. It becomes more attractive and can help you rent faster.
To activate this option:
- Go to My account, then the My listings section
- Open the pricing page for the relevant listing
- In the "Service fees" section, select "I will cover the service fees"
Good to know: the change applies only to new booking requests. Bookings that have already been made retain their original distribution. The option is set listing by listing.
The Premium Pass and your service fees
The host Premium Pass doesn't just boost your visibility: it also covers your service fees. Specifically, the cost of your Pass is deducted from the host service fees on your bookings, up to the amount of the Pass and subject to the terms of use.
You can subscribe to a 1-month or 12-month Pass from the Premium Pass page. The benefits are activated immediately after payment confirmation, and you can stop automatic renewal at any time from My account > Premium Pass.
To track the deductions applied to your bookings, check your Premium Pass Summary: you'll find your subscriptions and each service fee deduction there.
Premium Pass and 100% option: how do they work together?
If you have activated the "I will cover the service fees" option on a listing, your Premium Pass only covers 3% of the 15% fee on that listing. The 12% corresponding to the tenant's usual share remains your responsibility.
An example to make things clear, with a rent of €1,000:
- Standard distribution: €30 in fees for you, €120 for the tenant
- 100% option activated: €150 in fees for you, €0 for the tenant
- 100% option + Premium Pass: the Pass covers €30, leaving €120 for you to pay
