Service fees as a tenant

When you go to book, you will see service fees appear. Don't worry: here is what they cover and how they are calculated for tenants.

What are service fees used for?

Service fees are included with your online booking on Roomlala. They fund the platform and the guarantees linked to your booking:

• Secure payment of your rent
• Refunds in the event of cancellation, according to the applicable terms
• Insurance adapted for rentals

How much do they cost?

Service fees are not the same for every payment instalment: the bulk is paid at the time of booking, and the amount then becomes very small for subsequent instalments. The calculation therefore depends on the duration of your rental.

For a stay of 45 nights or less

Your stay is paid for in a single payment. Service fees represent 20% of the booking amount, with a minimum of €8.

For a rental of more than 45 nights

Your rent is split into several monthly instalments, and the service fees follow a degressive structure:

• On the first instalment: 20%, calculated on 45 days of rent (equivalent to 30% of a month's rent)
• On each subsequent instalment: 2% of the instalment amount, with a minimum of €8

In practice, for rent of €1,000 per month over 12 months: €300 in service fees on the first instalment, then €20 per month. This totals €520 over the entire duration of the rental.

The benefit of this system: the longer your rental lasts, the less it costs you in service fees. You do not pay proportional fees every month for years.

The amount is always displayed before you pay

Regardless of your rental duration, the exact amount of service fees is displayed in your price summary before you confirm your booking. If you pay in several instalments, the complete schedule is presented to you, instalment by instalment, before confirmation. You therefore know exactly what you are paying, and when.

How can I avoid paying service fees?

With the Premium Pass, your service fees are completely removed: you can book without paying any service fees. The Pass is a subscription that you can purchase from your personal dashboard, under the Premium Pass section.

Good to know: some hosts choose to cover the entire cost of the service fees themselves. On these listings, you pay no service fees: the price shown is the final price.
