How is the rent for a rental calculated?

Wondering how the amount displayed on a listing is calculated? Whether you are a tenant or a host, here is a clear overview of all the elements that make up the price of a rental on Roomlala.

The base rent, set by the host

It is the host who freely defines the rate for their home when they create or modify their listing. Depending on the length of the stay, the calculation method varies.

Short-term rental (less than 46 nights)

The host can set two nightly rates:

• A weekday rate (Monday to Thursday)
• A weekend rate (Friday and Saturday)

The rent is calculated night by night based on the chosen dates, by applying the rate corresponding to each day. The host can also adjust their rates according to the seasons via their listing calendar.

Long-term rental (46 nights or more)

For long-term stays, the host sets a monthly rent. This amount is then divided into installments, i.e., successive payment periods. The number of installments depends on the total duration of the rental.

Automatic discounts

The host can offer discounts that apply automatically based on the length of your stay:

• A discount for stays of at least 7 nights
• A discount for stays of at least 28 nights

When your stay reaches one of these durations, Roomlala automatically applies the most advantageous rate. You do not need to do anything: the discount is directly visible in the price summary.

Potential additional fees

In addition to the base rent, certain fees may be added depending on the listing and the duration of the stay. All these fees are indicated on the listing page and detailed in the summary before any booking.

Cleaning fees

The host may request a cleaning fee, charged once for the entire stay. These fees apply only to rentals of less than 46 nights.

Additional tenants

Some listings include a specific number of guests in the base rate. Beyond this number, a supplement per person and per night may be charged. This information and the amount of the supplement are visible on the listing page. Like cleaning fees, this supplement concerns only short-term rentals.

Tourist tax

For short-term rentals located in certain French municipalities, a tourist tax may apply. Its amount depends on the municipality, the type of accommodation, and the number of guests. When it applies, it is calculated automatically and displayed in the price details.

Roomlala service fees

Service fees are added to the rent to cover the operation of the platform: secure payment, support for tenants and hosts, handling of potential disputes, and tools provided throughout the rental.

For a short-term rental, the service fees are paid in a single payment at the time of booking: they represent 20% of the booking amount, with a minimum of €8.

For a long-term rental, the fees are not distributed uniformly: they are concentrated on the first installment, then become very low afterwards.

• On the first installment: 20%, calculated on 45 days of rent (i.e., the equivalent of 30% of one month's rent)
• On each subsequent installment: 2% of the installment amount, with a minimum of €8

These fees are shared with the host, who for their part pays 3% of the rent on each installment. Some hosts choose to take the entire service fee on themselves: on these listings, the tenant pays no service fees and the displayed price is the final price.

The exact amount is always displayed in the price summary before you confirm your booking. No nasty surprises.

The security deposit

Some hosts require a security deposit. This amount, set by the host, is clearly indicated on the listing page. The security deposit is not part of the rent: it is returned to you at the end of the stay, except in cases of damage or non-compliance with the rental conditions.

How to see the price breakdown?

When you select your dates and the number of guests on a listing, a detailed summary is displayed. Here is what you will find there:

• The rent corresponding to the duration of your stay (with any applicable discounts)
• Cleaning fees, if any
• The supplement for additional tenants, if applicable
• The tourist tax, if applicable
• Roomlala service fees
• The total to pay

If you pay in several installments, the full payment schedule is also presented to you, with the amount and due date of each installment. You thus know exactly what you are paying, and when, before confirming your booking.

Good to know

• If a host changes the price of their listing, this does not affect bookings that are already confirmed.
• For long-term rentals, the rent may be eligible for housing assistance (APL, ALS…) depending on the listing. This information is specified on the listing page when applicable.
